The Buying Process
REACH OUT: The first step is sometimes the most intimidating, but I know you’ll feel better once you do. Contacting a REALTOR® when you are first considering buying is key to getting off on the right foot. I love the opportunity to sit down together with my clients to sort through goals, explore different areas, talk logistics, and uncover challenges early on. I am confident you will feel better after!
GET PREAPPROVED: A key person in your home purchase is the Mortgage Broker/Lender. This individual help you determine your budget, identify loan programs you may qualify for, and get you the “Pre-Approval” letter that gets us out shopping! I recommend working backwards from your budget to determine how much you’re comfortable spending on your purchase. I have a network of hard-working and skilled lenders who can increase your chances of getting into a home with the most ease.
HOME SEARCH: Now, the fun part - Let’s go shop! Together, we put together specific search criteria to find the properties that fit your needs and weed out the ones you want to pass on.
I use the financial information I received from your lender to inform our search. I use an “all hands on deck” approach to finding you the perfect property. Together, we search through all the available outlets to find you what you are looking for, whether it’s on the MLS, a For Sale by Owner, or an off market home I know someone might want to sell.
OFFER AND MUTUAL ACCEPTANCE: Once I find the home you love, my heavy lifting begins. This is when it becomes even more important who you chose for your REALTOR®. I use my market knowledge and experience to ensure we have the strategy to get you your property! Whether this is a competitive offer situation or a tough negotiation to get us to the bottom line, I work hard to make sure we navigate the offer using my strengths and abilities, setting the stage for a successful transaction. Once we reach agreement with the Sellers, we have mutual!
DURING THE TRANSACTION: My job is to keep the transaction on track and follow the contract we signed with the Seller. Each offer will contain a set of contingencies with specific duties required of both Buyer and Seller. Together, I will make sure I am committed to a high level of communication throughout the transaction and ensure these timelines are met and you are kept informed. I am the liaison between you and the rest of the parties in the transaction including the listing agent, the lender, inspectors, contractors, escrow and title officers. HOME INSPECTION: The home inspection is typically our second opportunity for negotiation. We get the best inspectors and contractors in the area to investigate the home top to bottom, pointing out any structural faults and potential defects. This is our opportunity for due diligence, ensuring we have all the information to make the best purchase possible. The more you know, the more confident you will be that you’re making the right decision.
CLOSING & POSSESSION: This is the long-awaited day when your dream home becomes yours! As we approach, we will do a final walk through, help coordinate moving logistics, and get you connected to transfer utilities. On the closing date, your Lender will fund the loan, Title & Escrow process the funds and record the title documents, the Seller will vacate the property and you will get keys to your new home!
